Thermoplastic polyolefin (TPO) is a single-ply roofing membrane widely used on commercial flat roofs across Virginia, New Jersey, and Eastern Pennsylvania. It is heat-welded at the seams, energy-efficient due to its white reflective surface, and compatible with most commercial building types. TPO is one of the most common systems we inspect, repair, and replace. It is one of the most common sources of preventable leaks when seams, penetrations, or drainage are not maintained.
Seam failures — Heat-welded seams open over time due to thermal movement, poor original weld quality, or wind uplift.
Penetration failures — HVAC curbs, pipe boots, and drain collars are the most frequent source of TPO leaks.
Ponding water — Flat or low-slope roofs without adequate drainage trap water that accelerates membrane deterioration.
Physical damage — Foot traffic from other trades cutting or puncturing the membrane without repair.
Flashing failures — Edge metal and parapet flashings lift or separate, allowing water to enter at the perimeter.
