What is TPO roofing?

Thermoplastic polyolefin (TPO) is a single-ply roofing membrane widely used on commercial flat roofs across Virginia, New Jersey, and Eastern Pennsylvania. It is heat-welded at the seams, energy-efficient due to its white reflective surface, and compatible with most commercial building types. TPO is one of the most common systems we inspect, repair, and replace. It is one of the most common sources of preventable leaks when seams, penetrations, or drainage are not maintained.

Where TPO fails (the most common failure points)

Seam failuresHeat-welded seams open over time due to thermal movement, poor original weld quality, or wind uplift.

Penetration failuresHVAC curbs, pipe boots, and drain collars are the most frequent source of TPO leaks.

Ponding waterFlat or low-slope roofs without adequate drainage trap water that accelerates membrane deterioration.

Physical damageFoot traffic from other trades cutting or puncturing the membrane without repair.

Flashing failuresEdge metal and parapet flashings lift or separate, allowing water to enter at the perimeter.
