What is a roof coating or restoration?

A roof coating (typically silicone or elastomeric) is applied over a repaired existing membrane to create a seamless, watertight surface. When the existing roof system is structurally sound and the manufacturer approves the application, a coating can provide up to a 15-year warranty and defer a full replacement, making it the least expensive complete roof system solution available.

It is not appropriate for every roof, but for the right candidate it is a significant capital management tool.

Our process: from assessment to warranty

Coatings are not a universal solution. The silicone manufacturer will inspect the roof and determine whether it is warrantable before application.

Coating vs. overlay vs. full replacement

The right path depends on your roof's current condition, the number of existing layers, deck integrity, and your ownership timeline. A coating is the lowest-cost complete solution when eligible. An overlay eliminates tear-off costs when a second layer is permitted. Full replacement is right when neither option is warranted. We give you an honest evaluation of all three options based on actual conditions, not what's most profitable to install.
