Commercial Metal Roofing

The longest-lasting commercial roofing system available, with a lifespan of 40 to 70 years and the lowest lifecycle cost of any material when properly installed and maintained.

What is commercial metal roofing?

Commercial metal roofing systems use steel, aluminum, or copper panels installed on sloped or low-slope roof structures. They are specified for their durability, longevity, low maintenance requirements, and strong performance in wind and weather events. Metal roofing is common on commercial buildings where long-term ownership, low lifecycle cost, and architectural presence are priorities: office buildings, industrial and warehouse facilities, institutional campuses, religious facilities, and multifamily communities where replacement frequency is a concern.

Two primary installation types are used in commercial applications. Standing seam systems use raised interlocking seams and floating clip attachment, eliminating exposed fasteners and providing superior leak resistance and thermal movement accommodation. Exposed fastener systems (also called screw-down panels) are less expensive but require periodic fastener inspection and re-torquing as panels move with temperature cycles.

Common failure points on commercial metal roofs

1. Fastener back-out (exposed fastener systems)

On exposed fastener metal roofs, thermal expansion and contraction gradually work screws loose from the substrate. Once a fastener backs out, the neoprene washer underneath no longer provides a watertight seal and the hole becomes an active leak point. This is the most common cause of leaks on older screw-down metal roofs and is entirely preventable with periodic inspection.

What to look for: Rust staining streaking down from individual fastener locations, visible daylight at fastener holes during interior inspection, loose or missing screws during roof surface inspection.

2. Sealant and flashing failures

All metal roof systems rely on sealant at penetrations, ridge caps, eave trim, and wall transitions. Exposed sealant degrades through UV exposure and thermal cycling, typically requiring attention every 7 to 10 years. Flashing failures at these transitions are the primary source of leaks on well-maintained metal systems.

What to look for: Cracked, shrunk, or missing sealant at any roof penetration or trim transition, lifted or open ridge cap, rust staining below flashing transitions.

3. Galvanic corrosion

When dissimilar metals contact each other in the presence of moisture, the more active metal corrodes preferentially. On commercial metal roofs, this occurs when steel panels are fastened with non-compatible hardware, when copper flashing contacts steel panels, or when aluminum trim is installed against steel panels without a separator. Galvanic corrosion is a design and installation error that accelerates over time once established.

What to look for: Rust or corrosion concentrated at fastener locations or at metal-to-metal transitions, particularly where different metals contact each other.

4. Panel deformation and oil-canning

Oil-canning is a visual waviness or buckling in flat pan areas of metal panels caused by residual stress in the metal, improper installation, or inadequate provision for thermal movement. It is primarily an aesthetic issue but in severe cases can indicate installation defects that affect long-term performance. Panel deformation from impact (hail, branches, equipment) can compromise drainage and interlocking seam integrity.

What to look for: Visible waviness or rippling in flat panel areas, dents or deformed panels in areas exposed to impact risk, panels that no longer sit flush with adjacent panels at seams.

5. Cut edge corrosion

Steel panels are factory-coated with Galvalume, galvanizing, or paint systems that protect the base metal. Where panels are cut in the field (at eaves, rakes, and penetrations), the cut edge exposes raw steel that is not protected by the factory coating. Without edge treatment, cut edges begin to rust and the corrosion can migrate under the coating along the panel.

What to look for: Rust originating at panel edges rather than at fastener locations or across the field, most commonly at eave trim, rake trim, and around roof penetrations.

6. Underlayment and condensation issues

Metal roof panels are thermally conductive and can produce condensation on the underside when interior warm air contacts cold panel surfaces. Without an appropriate thermal break or vapor management system, condensation causes corrosion at the panel underside, deterioration of any organic substrate below, and interior moisture staining. This is most common in climate-controlled commercial and multifamily buildings.

What to look for: Rust on panel undersides visible from interior, moisture staining on insulation or structure below panels, efflorescence or moisture damage on interior walls below eaves.

Repair vs. replacement on commercial metal roofs

Metal roofing as a replacement option

For commercial buildings currently on asphalt shingles or aging low-slope systems, metal roofing is frequently the best long-term capital decision. The higher upfront investment is offset by a significantly longer replacement cycle, lower maintenance cost per year, and strong performance in wind and weather events that damage lower-cost systems repeatedly.
