They are durable and cost-effective when properly maintained, but their flat geometry creates drainage challenges, equipment penetration vulnerabilities, and maintenance requirements that sloped residential roofs do not share. Most commercial flat roof failures we respond to are preventable.

The flat roof maintenance problem

Flat roofs require more active maintenance than pitched roofs because water does not shed naturally, it must drain. Clogged drains, debris accumulation, and minor membrane damage can all create standing water that accelerates deterioration.
