TPO vs. EPDM: Which Is Right for Your Commercial Building?

Both are proven single-ply systems, but they perform differently depending on your building, climate, and long-term ownership goals.

If you're managing a commercial property with a flat or low-slope roof, you've probably heard both names. TPO and EPDM are the two most widely installed single-ply roofing systems in the commercial market, and choosing between them is one of the most common decisions property managers and portfolio managers face. This guide explains what each system is, where each performs best, and how to think about the decision across a portfolio.

TPO: What it is and when it performs best

TPO is a white, reflective thermoplastic membrane. It is heat-welded at the seams, which creates a strong, monolithic bond when installed correctly. It reflects solar radiation, which can reduce cooling loads on mechanically conditioned buildings. TPO is the most commonly specified new commercial roofing system installed today. Typical lifespan with proper maintenance is 15 to 25 years.

TPO performs best when:

The building is in a warm climate where reflectivity reduces cooling costs.

The roof has high equipment density. TPO flashing details are designed for complex penetration environments.

The project is a new installation or full replacement where the installer can achieve proper heat-welded seams.

The owner has a preventive maintenance program. TPO warranties require documented annual maintenance.

EPDM: What it is and when it performs best

EPDM is a black (or occasionally white) synthetic rubber membrane. It is adhered or mechanically fastened and sealed at laps with tape or adhesive. EPDM has been in commercial use since the 1960s and has a long track record of durability (20 to 30 years with proper care). It is generally less expensive to install than TPO and is particularly common on older commercial buildings and multifamily properties.

EPDM performs best when:

The building is in a colder climate. EPDM remains flexible at low temperatures and handles freeze-thaw cycles well.

The existing system is EPDM and repairs or partial replacement are needed. Material compatibility is important.

Budget is a primary consideration. EPDM material costs are generally lower per square foot.

The building has a simple roof geometry with fewer penetrations.

What this means for portfolio managers

If you manage a portfolio of buildings, you likely have both systems, and possibly modified bitumen on older properties as well. The most important thing is not which system is theoretically superior, but whether each system is being maintained consistently and whether you have a standardized condition baseline across every property. A well-maintained EPDM roof will outperform a neglected TPO roof every time. The system matters less than the program behind it.
