What is EPDM roofing?

Ethylene propylene diene monomer (EPDM) is a synthetic rubber roofing membrane commonly used on commercial flat and low-slope roofs. It is one of the most cost-effective single-ply systems to install, resistant to UV and weather exposure, and can last 20–30 years with proper care. EPDM is particularly common on older commercial buildings and multifamily properties across Virginia, New Jersey, and Eastern Pennsylvania, and it remains a strong system when maintained correctly.

Seam and lap failuresEPDM is adhered or mechanically fastened with taped seams that can lift, peel, or separate over time.

ShrinkageEPDM membranes can shrink over years, pulling flashings away from walls and curbs.

EPDM repair vs. EPDM replacement

EPDM is one of the more repairable commercial roof systems. Individual seam failures, punctures, and flashing deterioration can often be addressed without full replacement. The right answer depends on the scope of deterioration, the age of the system, and how many repair cycles it has already been through.
